Recent data from Lands of America shows $2 billion in land and rural property for sale for sale in the Volunteer State. This represents a combined 314,908 acres of land for sale in the state (accounting for approximately one percent of land in the state). Of the 95 counties in Tennessee, Cumberland County had the most land and farms for sale. The most expensive land listed for sale in Tennessee on Lands of America recently was $60 million, though the median price for land and ranches for sale in Tennessee was $309,709. The average price of land and rural real estate for sale in Tennessee was $577,403. There was 3,310 acres of sold land in Tennessee recorded in August 2018 through the Lands of America sales program. This reflects an increase in sales activity over data from July 2018. The total value of this sold land and rural real estate was $19.6 million. Cumberland County recorded the most land sales recently in the state. The Volunteer State is home to 29 major reservoirs and 19,000 miles of warm- and cold-water streams, where anglers can wet a line for over 300 species of fish including crappie, bass, trout and catfish. Big-game species in Tennessee include bear, deer, red deer, turkey and elk. As befits a state with excellent hunting for big and small game like deer, waterfowl and wild turkey, hunting land was the most common type of land for sale in Tennessee. The state has also been ranked among the ten best states for the cost of living by U.S. News & World Report. In terms of size, Tennessee is the country's 36th-largest state, covering an area of 42,146 square miles (27 million acres). In its entirety, 41,235 square miles (98 percent) is land, while the remaining 909 square miles is covered by water.
